CASE STUDY – RAISING FUNDS
Mr F of Hull wanted to buy a farm in Yorkshire and had been offered a 75% mortgage but he did not have all the funds for the deposit. We managed to arrange a 2nd charge on his residential property and a 1st charge on an investment property he already owned. The funds we raised together with the money he already had gave him the money for the deposit and he duly completed on his dream home. Once the 2 properties have sold he will significantly reduce his new mortgage and clear off the bridges.
CASE STUDY – REFURBISHMENT
Mr R. of Oxford was looking to purchase a dilapidated property, Only Bridging organised this Bridge for him plus the funds required to then refurbish. This Bridge needed to be completed within days, and the property was then refurbished within his specified timescales. Mr R. then sold the property providing a significant return on his investment.

Mrs E of South Wales was looking to acquire a plot of land to build a property. The land was offered to them first as they are known developers locally. They needed to secure the funds quickly before the land owner placed the land on the market. Fortunately, the sale went through and the applicants went on to build a property which provided a significant return.

Mrs S. of St Albans had a property she resided in and needed to raise £50,000 to renovate another property quickly. Her first mortgage was with a High Street Lender and had a very good rate; although her credit history was exemplary she was going to find it hard to prove her income. We managed to obtain the money on a second charge bridge and rolled the payments up for the amount of the term resulting in her project completing, thus meaning she could eventually market the property for sale.

Mr D. of Nottingham was developing 4 detached houses and had got to roof height but had run out of funds. We met our client on site and worked with him by releasing stage payments at agreed times which enabled him to finish the development, put them up for sale and realise the profit he had in the site.
